When your house is on the market to sell and you’re looking around at new places to buy, it can feel like it’s all taking forever. It feels even more frustrating when you have found somewhere you love and you want to make an offer, but your current home is still for sale. You don’t want to lose out on your potential new forever home, but neither can you force people through the door to view the one you’re trying to sell.
But the reality is, you shouldn’t have to. Assuming your property is priced correctly and the market is reasonable, then selling should be a fairly easy prospect. There are just a few things you need to do first and, when you’ve done then, they should help to make your house sell faster.
Your Outside Space
Investing a little time and/or money in your outside space can make all the difference. You don’t even need to spend a huge amount on it, and it certainly won’t impact negatively on the sale price anyway. Having a browse at petrol mowers, purchasing some pruning shears, and getting a pair of sturdy gardening gloves might be all you need to do as far as equipment is concerned. With your lawn neat and tidy, the weeds banished, and the hedges cut (you might also want to pop some brightly coloured flowers into the flowerbeds, or at least have some nicely planted patio pots in situ – this will depend somewhat on the time of year, of course), people will be much more likely to want to take a look inside as well.
The Front Door
Once your garden is looking lovely, it would be a shame to let all that effort go to waste and have an uncared for looking front door. The front door is the centrepiece of your kerb appeal, the place where eyes are drawn first. If you need to repaint it because the current paint is peeling and looking weather-worn, it needs to be painted in an attractive colour – something classic but still eye-catching like red or green. Remember, unusual colours might be fun, but not everyone is going to be drawn to a bright yellow or neon orange front door, so in order to please as many potential buyers as possible, keep it neutral if you can. Hang an outside light by the front door too – people will like the fact that it looks homely (and it’s practical).
The wrong kind of lighting can make a house look much darker than need be. You might be used to it – you might even like it – but it’s far better to make everything as light as possible. This is especially important if you have viewings on a dull day, perhaps when it’s raining or during the winter season. Your home will look even darker, and that can really put some people off.
Move Bulky Furniture
Your big bulky furniture is lovely, we’re sure, and you’ll want to take it with you when you move to your new place. In the meantime, however, is it really helping you to sell your own old? If it is large furniture in a small or medium room then it can make the room seem even smaller, which is the last thing you want to do. Put the big sofas and sideboards in the garage, or hire a storage locker until you’ve sold the house. It may seem like a fuss, but if it helps you to sell quickly at a price you’re happy with, it’s important to do it.
Kitchen And Bathroom
You may not want to spend a lot of money on changing your kitchen and bathroom entirely, but these two rooms above any other can make or break someone’s love of your house. If you do have the budget to rip out the old and put in something new and stylish, and if it won’t impact too much on the profit you’ll make on your house sale (sometimes every penny counts, especially with high deposits and stamp duty), then go for it before you put the house on the market. If not, a fresh lick of paint in both rooms, new cupboard doors in the kitchen, and new taps in the kitchen and bathroom can do a lot of good.
Keep It Clean
Imagine walking into a house that looks perfect on paper only to find that it’s a bit grubby. Perhaps there is pet fur on the carpet or maybe it needs to be dusted. Or perhaps it’s just cluttered with the owner’s stuff so you can’t really get a feel for the place at all. You wouldn’t like it, and you probably wouldn’t waste your time on it. So if you feel that way, other people will too. Making sure you run the vacuum round and de-cluttering is a good way to make your home look instantly better.
